Modular Homes

What is a Modular Home?

modular home is a prefabricated, or sometimes called pre-fab, home built in sections or modules in a factory setting and then transported to the home site for final assembly.

These aren't the cookie cutter, house-in-a-kit buildings of previous generations. Today's modular homes have as many options as most standard build homes, everything from floor layouts to vast kitchen and bathroom options.

Also modular homes have to abide by the same local, state, and regional building codes as traditional site-built homes, so that makes them a high-quality and versatile housing option that is perfect for people who like to personalize their home.

Modular Homes Have Added Benefits

You may be thinking, what kind of benefits are there to building a house in a factory and then putting it all back together on your property? Wouldn't that be more cumbersome? Would that take more time? Actually, just the opposite is true...

  • Quality Control: Factory construction allows for rigorous quality checks at each stage of the build, from the smallest parts of the frames to the trusses of the roof. Only the best, quality materials and practices will be approved.

  • Cost-Effectiveness: In many cases, modular homes can actually be less expensive to build than traditional ones, since modular builders can buy their materials in bulk. Also, their deditated teams of builders can mean lower labor costs.
  • Speed: Modular homes can actually be completed faster than traditional homes! There's a couple of reasons for this -  the simultaneous development of the home site and construction of the home - without the long wait in the middle for the concrete to cure, soil to settle, etc. Also, modular homes are built in climate controlled factories where the weather isn't a factor.

  • Sustainability: Again, since modular home builders can buy materials in bulk and create the buildings in a quality-controlled setting, there's less waste involved and

Which Is Right for You?

The choice between a Tiny Home on Wheels, a modular home,  and an ADU depends on your goals, budget, and local regulations. If you prioritize mobility, lower upfront costs, and minimalism, a THOW may be a better fit. On the other hand, if you're looking for a long-term investment, additional living space for family, or a way to generate rental income while boosting property value, a permanent modular home may be the better fit for you.
